The short answer

Can I get a HELOC in Huntsville?

Yes. Huntsville homeowners in Madison County can use a HELOC to borrow against the equity in a primary residence, second home, or investment property, subject to underwriting review. Your first mortgage and its rate stay in place. The line amount depends on your home value, what you owe, and the program CLTV limit.

HELOC rates are variable and can change monthly, on the first day of the month, when WSJ Prime changes. The rate is the WSJ Prime index (currently 7.00%) plus a margin that is set at closing based on property type, credit score, and combined loan-to-value, and does not change. For a HELOC, the APR is the index plus the margin and does not include costs other than interest. The APR will never be lower than 4.00% or higher than 18.00%. 3-year draw period with interest-only payments, followed by a 17-year repayment period of principal and interest. At closing you draw at least 75% of your approved line. Closing costs apply, and you will get an itemized estimate before you commit. Rates and terms as of October 23, 2026. Subject to underwriting review.

HELOCs in Huntsville

How Huntsville homeowners use their equity

Every plan is different. These are a few of the ways I see homeowners here put a line of credit to work.

  • Repairs before a relocation

With so many government and contractor roles here, some homeowners prepare a home to rent when they relocate. A HELOC opened while you live in the home may help with those updates.

  • Restoring a historic Twickenham or Old Town home

Older homes in Huntsville's historic districts may need specialized repairs. A line of credit may help you handle them over time, and exterior work often requires design review.

  • Building a home office or workshop

Many residents work hybrid schedules or have hands-on hobbies. Equity may help fund a dedicated office or garage workshop.

How it works

Three steps to your credit line

  1. Step 1: Apply or call

Start the short application or call me. You'll answer a few questions about the property, what you owe, and how you plan to use the funds. It typically takes a few minutes.

  2. Step 2: Review your options

I go over your line amount, rate, and terms in plain English, based on what we have today, and answer every question before you move forward.

  3. Step 3: Approval and draw

After underwriting review, property valuation, and signing, your line opens and your initial draw is funded (at least 75% of the line). Funds can be available in as soon as 5 to 15 days. Timing depends on your file.

Ask Robyn

Do you serve homeowners in Madison County outside Huntsville city limits?

Yes, I work with homeowners throughout Madison County, including Harvest, Meridianville, and Owens Cross Roads. The HELOC process is the same in or out of city limits. Your property, equity, credit, and income are what drive the review, and I will explain what to expect for your address.

Can contractor or government income near Redstone Arsenal be used to qualify for a HELOC?

Yes, government and contractor income may be used to qualify, subject to underwriting review and standard documentation. Contract roles sometimes need a little more history to show stability. I can tell you what paperwork to gather so the review goes smoothly.

Will a HELOC change my current mortgage or rate?

No. A HELOC is a separate second lien that sits behind your first mortgage, so your current loan, rate, and payment stay the same. That is the main reason homeowners with a low first mortgage rate look at a HELOC instead of a cash-out refinance, which replaces the whole loan.

How is a HELOC rate set, and can it change?

A HELOC rate is variable. It equals an index, the WSJ Prime (currently 7.00%), plus a margin set when you open the line based on property type, credit, and CLTV. The margin stays the same. When the index moves, your rate and payment can move with it, but never above 18.00% or below 4.00%.

How long does it take to get HELOC funds?

Based on current terms, funds can be available in as soon as 5 to 15 days. Timing depends on your property valuation, title work, and how quickly documents come back, so treat it as an estimate, not a promise.
