For real estate investors
Investment property HELOC in Georgia and Alabama
Your rentals have equity. A line of credit may let you put it to work for the next deal while the loan on the property stays exactly where it is.
The short answer
Can I get a HELOC on an investment property?
It may be an option. A HELOC on an investment property is a revolving line of credit secured by a rental or non-owner-occupied home. You draw at least 75% of the line at closing, make interest-only payments during the draw period, and can redraw what you repay. Credit and CLTV requirements are a little stricter than on a primary residence at most credit levels, and lines top out lower, subject to underwriting review.
I've been in real estate since 2008, so I look at a rental HELOC the way an investor does: what it costs to carry, how fast you can get to the money, and what it does to your cash flow if the deal takes longer than planned.
Here's the move: before you draw, we map out the payment on the line, the payment on the new deal, and your reserves. If the numbers hold up, a HELOC can be one of the more flexible tools in your portfolio. If they don't, I'll tell you, and we'll look at other options.

HELOC rates are variable and can change monthly, on the first day of the month, when WSJ Prime changes. The rate is the WSJ Prime index (currently 7.00%) plus a margin that is set at closing based on property type, credit score, and combined loan-to-value, and does not change. For a HELOC, the APR is the index plus the margin and does not include costs other than interest. The APR will never be lower than 4.00% or higher than 18.00%. 3-year draw period with interest-only payments, followed by a 17-year repayment period of principal and interest. At closing you draw at least 75% of your approved line. Closing costs apply, and you will get an itemized estimate before you commit. Rates and terms as of October 23, 2026. Subject to underwriting review.

How an investment property HELOC is different
Same product, different guidelines. Lenders see a rental as more risk than the home you live in, so the limits are tighter.
| Feature | Primary residence | Investment property |
|---|---|---|
| Maximum CLTV | Up to 90% | Up to 90% |
| Minimum credit score | 600+ | 640+ |
| Rate margin | Lowest margins in the grid | Usually a higher margin for the same credit and CLTV |
| Income review | Your personal income | Your income, plus how the property and rents fit your overall picture |
| Common uses | Projects, debt payoff, cushion | Next down payment, rehab funds, reserves |
General guidance. Actual limits come from the current rate sheet and underwriting review.

A rental loan that qualifies mainly on the property's rent compared to its payment instead of your personal income. Often used to buy or refinance long-term rentals.
Fix-and-flip or bridge loan
Short-term financing for buying and renovating a property, often based on the purchase price and the after-repair value. Built for speed, not for holding long term.

Investment property HELOC questions
Don't see your question? Ask me directly. That's what I'm here for.
Can I get a HELOC on a rental property in Georgia or Alabama?
It may be an option. Investment and rental properties located in Georgia or Alabama can qualify, subject to underwriting review. Expect a lower maximum CLTV and a higher credit score requirement than on a primary residence. Current limits are listed in Terms at a Glance.
Can I use a rental HELOC for the down payment on another property?
Many investors use a line of credit for a down payment, rehab costs, or reserves. Since the line is secured by your existing property, I want to make sure the new deal and the payments on both properties work before you draw.
Is a HELOC or a DSCR loan better for my next rental?
They solve different problems. A HELOC taps equity you already own and keeps your current loan in place. A DSCR loan finances a specific rental based on its rent. Often the answer is both, with the HELOC covering the down payment. Let's compare them side by side.
Do I need leases to get an investment property HELOC?
Documentation depends on the property and your file. Lenders often ask for current leases or a rent history along with your income documents. I will give you the exact list for your situation so you only gather what you need.
