HELOC in Madison, Alabama
Madison sits just west of Huntsville and has grown quickly into a family-centered city with a small historic downtown and newer development around Town Madison. I help Madison homeowners understand how their equity could help with what is next.
The short answer
Can I get a HELOC in Madison?
Yes. Madison homeowners in Madison and Limestone Counties can use a HELOC to borrow against the equity in a primary residence, second home, or investment property, subject to underwriting review. Your first mortgage and its rate stay in place. The line amount depends on your home value, what you owe, and the program CLTV limit.

HELOC rates are variable and can change monthly, on the first day of the month, when WSJ Prime changes. The rate is the WSJ Prime index (currently 7.00%) plus a margin that is set at closing based on property type, credit score, and combined loan-to-value, and does not change. For a HELOC, the APR is the index plus the margin and does not include costs other than interest. The APR will never be lower than 4.00% or higher than 18.00%. 3-year draw period with interest-only payments, followed by a 17-year repayment period of principal and interest. At closing you draw at least 75% of your approved line. Closing costs apply, and you will get an itemized estimate before you commit. Rates and terms as of October 23, 2026. Subject to underwriting review.

How Madison homeowners use their equity
Every plan is different. These are a few of the ways I see homeowners here put a line of credit to work.
Making room for a growing family
Many Madison households are raising kids and need more space. A HELOC may help fund a bonus room finish or an addition.
Preparing for a relocation
With ties to Redstone Arsenal and contractor work, some homeowners prepare a home to rent before moving. A line of credit opened while you live there may help.
Outdoor projects on newer lots
Newer homes often come with bare yards. Some owners use equity for fences, patios, or landscaping.
How it works
Three steps to your credit line
Step 1: Apply or call
Start the short application or call me. You'll answer a few questions about the property, what you owe, and how you plan to use the funds. It typically takes a few minutes.
Step 2: Review your options
I go over your line amount, rate, and terms in plain English, based on what we have today, and answer every question before you move forward.
Step 3: Approval and draw
After underwriting review, property valuation, and signing, your line opens and your initial draw is funded (at least 75% of the line). Funds can be available in as soon as 5 to 15 days. Timing depends on your file.
FAQ
Madison HELOC questions
Don't see your question? Ask me directly. That's what I'm here for.
Do you serve Madison homeowners in the Limestone County part of the city?
Yes, I work with homeowners in both the Madison County and Limestone County parts of Madison. The HELOC process is the same on either side. Your property, equity, and finances guide the review, and I will flag anything specific to your county as we go.
Can I get a HELOC on a newer home in a Madison subdivision?
Yes, a newer home may be eligible for a HELOC, depending on your equity and how long you have owned it, subject to underwriting review. Some programs have seasoning rules. I can check your situation and tell you whether it makes sense to apply now or wait a little longer.
Will a HELOC change my current mortgage or rate?
No. A HELOC is a separate second lien that sits behind your first mortgage, so your current loan, rate, and payment stay the same. That is the main reason homeowners with a low first mortgage rate look at a HELOC instead of a cash-out refinance, which replaces the whole loan.
How is a HELOC rate set, and can it change?
A HELOC rate is variable. It equals an index, the WSJ Prime (currently 7.00%), plus a margin set when you open the line based on property type, credit, and CLTV. The margin stays the same. When the index moves, your rate and payment can move with it, but never above 18.00% or below 4.00%.
How long does it take to get HELOC funds?
Based on current terms, funds can be available in as soon as 5 to 15 days. Timing depends on your property valuation, title work, and how quickly documents come back, so treat it as an estimate, not a promise.
