The short answer

Can I get a HELOC in Savannah?

Yes. Savannah homeowners in Chatham County can use a HELOC to borrow against the equity in a primary residence, second home, or investment property, subject to underwriting review. Your first mortgage and its rate stay in place. The line amount depends on your home value, what you owe, and the program CLTV limit.

HELOC rates are variable and can change monthly, on the first day of the month, when WSJ Prime changes. The rate is the WSJ Prime index (currently 7.00%) plus a margin that is set at closing based on property type, credit score, and combined loan-to-value, and does not change. For a HELOC, the APR is the index plus the margin and does not include costs other than interest. The APR will never be lower than 4.00% or higher than 18.00%. 3-year draw period with interest-only payments, followed by a 17-year repayment period of principal and interest. At closing you draw at least 75% of your approved line. Closing costs apply, and you will get an itemized estimate before you commit. Rates and terms as of October 23, 2026. Subject to underwriting review.

How Savannah homeowners use their equity

Every plan is different. These are a few of the ways I see homeowners here put a line of credit to work.

  • Preserving historic homes

Older homes in and around the historic district may need specialized carpentry, masonry, or window work. A HELOC may help fund those repairs, and exterior changes often require design review first.

  • Storm-hardening a coastal home

Being near the coast, some homeowners invest in impact windows, roof upgrades, or better drainage. A line of credit may be one way to pay for that work before storm season.

  • Updating a rental unit

Some Savannah owners rent out a carriage house or garden-level apartment. Equity may help refresh that space, subject to underwriting and local short-term rental rules.

How it works

Three steps to your credit line

  1. Step 1: Apply or call

Start the short application or call me. You'll answer a few questions about the property, what you owe, and how you plan to use the funds. It typically takes a few minutes.

  2. Step 2: Review your options

I go over your line amount, rate, and terms in plain English, based on what we have today, and answer every question before you move forward.

  3. Step 3: Approval and draw

After underwriting review, property valuation, and signing, your line opens and your initial draw is funded (at least 75% of the line). Funds can be available in as soon as 5 to 15 days. Timing depends on your file.

Ask Robyn

Can I get a HELOC on a historic home in Savannah?

Yes, a historic home in Savannah may be eligible for a HELOC, subject to underwriting review and an acceptable valuation. Appraisers sometimes have fewer comparable sales for unique homes, which can affect timing. If you plan exterior work, Savannah's historic areas generally require design review, so build that into your plan.

Will flood insurance affect a HELOC on my home on Wilmington Island or Isle of Hope?

Flood insurance may come into play if your home is in a designated flood zone, subject to the lender's requirements. The underwriter will check the flood determination for your address. That does not rule you out, but it can affect your monthly costs, so I will help you see the full picture before you apply.

Will a HELOC change my current mortgage or rate?

No. A HELOC is a separate second lien that sits behind your first mortgage, so your current loan, rate, and payment stay the same. That is the main reason homeowners with a low first mortgage rate look at a HELOC instead of a cash-out refinance, which replaces the whole loan.

How is a HELOC rate set, and can it change?

A HELOC rate is variable. It equals an index, the WSJ Prime (currently 7.00%), plus a margin set when you open the line based on property type, credit, and CLTV. The margin stays the same. When the index moves, your rate and payment can move with it, but never above 18.00% or below 4.00%.

How long does it take to get HELOC funds?

Based on current terms, funds can be available in as soon as 5 to 15 days. Timing depends on your property valuation, title work, and how quickly documents come back, so treat it as an estimate, not a promise.
