HELOC in Athens, Georgia
Athens is a college town with real staying power, where professors, longtime locals, and young families all share the same historic streets. I help Athens homeowners understand their equity and decide whether a HELOC fits what they have in mind.
The short answer
Can I get a HELOC in Athens?
Yes. Athens homeowners in Clarke County can use a HELOC to borrow against the equity in a primary residence, second home, or investment property, subject to underwriting review. Your first mortgage and its rate stay in place. The line amount depends on your home value, what you owe, and the program CLTV limit.

HELOC rates are variable and can change monthly, on the first day of the month, when WSJ Prime changes. The rate is the WSJ Prime index (currently 7.00%) plus a margin that is set at closing based on property type, credit score, and combined loan-to-value, and does not change. For a HELOC, the APR is the index plus the margin and does not include costs other than interest. The APR will never be lower than 4.00% or higher than 18.00%. 3-year draw period with interest-only payments, followed by a 17-year repayment period of principal and interest. At closing you draw at least 75% of your approved line. Closing costs apply, and you will get an itemized estimate before you commit. Rates and terms as of October 23, 2026. Subject to underwriting review.

How Athens homeowners use their equity
Every plan is different. These are a few of the ways I see homeowners here put a line of credit to work.
Updating an older home in Five Points or Normaltown
Many Athens homes near campus are older and need modern systems. A HELOC may help pay for those updates while keeping the character you love.
Preparing a house to rent near campus
Some homeowners eventually rent to students or university staff. Equity may help with the updates, subject to underwriting and local rules on rentals.
Helping with college costs at home
Families with students at UGA or elsewhere sometimes look at equity for tuition. It is worth comparing against student loan options, and I will lay those out honestly.
How it works
Three steps to your credit line
Step 1: Apply or call
Start the short application or call me. You'll answer a few questions about the property, what you owe, and how you plan to use the funds. It typically takes a few minutes.
Step 2: Review your options
I go over your line amount, rate, and terms in plain English, based on what we have today, and answer every question before you move forward.
Step 3: Approval and draw
After underwriting review, property valuation, and signing, your line opens and your initial draw is funded (at least 75% of the line). Funds can be available in as soon as 5 to 15 days. Timing depends on your file.
FAQ
Athens HELOC questions
Don't see your question? Ask me directly. That's what I'm here for.
Can I get a HELOC on a home near the UGA campus that I plan to rent out later?
A HELOC on your primary residence near campus may be an option, subject to underwriting review. Many programs require you to live in the home when you apply. If you plan to rent it later, tell me up front so we can choose the right approach for your plans.
Do you serve homeowners in Oconee County, like Watkinsville?
Yes, I work with homeowners in Watkinsville and the rest of Oconee County, along with Athens-Clarke County. The process is the same. Your property, equity, and finances drive the decision, and I will walk you through each step from application to closing.
Will a HELOC change my current mortgage or rate?
No. A HELOC is a separate second lien that sits behind your first mortgage, so your current loan, rate, and payment stay the same. That is the main reason homeowners with a low first mortgage rate look at a HELOC instead of a cash-out refinance, which replaces the whole loan.
How is a HELOC rate set, and can it change?
A HELOC rate is variable. It equals an index, the WSJ Prime (currently 7.00%), plus a margin set when you open the line based on property type, credit, and CLTV. The margin stays the same. When the index moves, your rate and payment can move with it, but never above 18.00% or below 4.00%.
How long does it take to get HELOC funds?
Based on current terms, funds can be available in as soon as 5 to 15 days. Timing depends on your property valuation, title work, and how quickly documents come back, so treat it as an estimate, not a promise.
